What are the pros and cons of employing the services of a broker associate at a smaller, independent company? Where did these discount brokerages (a.k.a. limited service brokerages) come from and is there a catch to their approach? Additionally, given the media’s recent, enthusiastic portrayal of the real estate industry – appreciation rates at all-time highs, mortgage interest rates at all-time lows and an all-around robust and prosperous landscape – there has been an increase in new licensees. Branded VS Independent

keyThe first thing to understand about the large branded companies is that they’re franchises, like fast-food chains. They function under the parent company and are subject to mandates regarding operation. That said, real estate brokerages are less restricted so there can be subtle to significant differences from one to another. The benefit of a branded company is that the business model is unmistakably successful which creates brand recognition among consumers and puts their clients at an automatic advantage right from the beginning.

At the same time, there are many successful independent real estate companies and their agents may have similar approaches to buying and selling homes. But, when you consider the resources available to a franchise under the RE/MAX enterprise that has over 100,000 agents in nearly 100 countries, there’s clearly a difference. For instance, http://www.remax.com had 62,132,115 visitors in 2015. That’s almost 20,000,000 more than the closest competitor. Now consider that research shows 90% of house hunting starts online; the advantage is clear. As the slogan goes, “No one sells more real estate than RE/MAX!” In 2015, RE/MAX dominated the market share in Colorado, accounting for 19.9% of all sales. The next closest competitor came in at 10.1%.

Discount Brokerages

Discount brokerages come and go as the real estate market ebbs and flows. They typically offer a flat fee instead of a commission and hope they garner so much attention with the savings that the spike in volume makes up for the discounted rate. What they put in fine print (or omit completely) is that sellers will still be responsible for paying the agent that brings the buyer. Many times, they will limit the services they provide with your approval. Some will just put a sign in your yard and your property on the Metro List Service (MLS – database for all residential listings) and leave the rest up to you. There are full service agents at discount brokerages, but when you think about it, if they’re ready to offer their services at a fraction of the cost, how well do you think they will negotiate when your best interests are on the line? There are times when using a discount brokerage makes sense, but it’s usually not worth the risk. If their business model was sustainable, traditional brokerages would have been eliminated long ago.
